EA RFCA Welwyn Garden City Demolition and New Build

Reserve Forces' and Cadets' Associations of East Anglia

Scope as published

Demolition of Existing Cadet Buildings and Erection of a Proposed New Joint Cadet Centre and External Store with Hard and Soft Landscaping. Demolition of four existing timber structures and the replacement with a new single storey timber framed masonry structure, comprising drill hall, classrooms, offices and associated stores, servery and ablution facilities, including outbuildings, hard and soft landscaping. Sustainable Development The proposed new building will be a considerable improvement in terms of sustainability. The project is aiming to achieve a DREAM ‘excellent’ rating (Defence Related Environmental Assessment Methodology, i.e. sustainability accreditation used in Ministry of Defence developments). The proposed scheme will include zoned efficient lighting, daylight lighting controls and PIR sensors, sub metering, and BMS. Coupled with new high thermal building fabric properties and the use of a PV panel power generation, the energy consumption of the new development will ensure that clean energy is the main energy source. EV chargers to the parking bays will also be provided. The materials used will be of high quality and the design will meet the energy efficiency standards of current Building Regulations. The use of non-petrochemical based materials whenever possible will be considered and all heavyweight materials will preferably be from local sources. Other materials that will be specified will be considered for their recyclability and lifecycle costing, avoiding composite materials that are difficult to recycle.
